Gardens – the American model in Samobor

THE AMERICAN-ISRAELI INVESTMENT GROUP ATIA WILL INVEST 50 MILLION EURO IN BUILDING A SETTLEMENT OF FAMILY HOUSES AND SEMI-DETACHED HOUSES ON LOCATION SITNICE.

The beginning of construction is scheduled for the March of next year, and the settlement will have around 1200 inhabitants, each two-storey apartment will have a wide terrace, a garden and a separate entrance.


Samobor Gardens is the name of the project that is constructiong a settlement of family houses and semi-detached houses in which the american-israeli investment Group Atia plans to invest around 50 million euro.

After buying out the proprety in the surface of around 80 thousand square meters, on the location Sitnice near the future sports centre Šmidhen, Atia expects that the construction would start on the end of March of next year. The construction of the settlement itself, it is estimated, would last 1,5 to 2 years.

- Our goal is not to advantage from the maximum coefficient of construction planned for that location, it is to give greater quality of living in the settlement by organization of larger green surfaces near the objects and public green surfaces with a square, than it is prescribed by the GUP of the city Samobor – says Mladen Poropat, manager for Croatia, explaining why is this project any different from some other projects seen so far in Croatia.
In fact, as he already said, with the planning of the Samobor Gardens, the experiences of construction in the United States and Israel were followed , where the standards are higher; the broadness  for the luxury is one of the requirements of construction there.

- We follow the concept of construction of a comfortable urban settlement with a lot of green surfaces, pedestrian and biking tracks. At the same time we are using the urban matrix of the city Samobor, for which we have a support from the City Headquarters – says Poropat and accents that 1000 to 1200 inhabitants will be living in the settlement.
The specificity of this settlement in Samobor is the construction of family houses and semi-detached houses, that have a surface of 110 to 220 square meters, and only the smaller parts of the objects will be built as multi-housing.

- At the same time, with the construction of the settlement we will start building parks as well, and alleys, so that the buyers would have an already organized environment. The basic idea for us is to build a settlement  in which humane living will be possible, accents Poropat. With the construction of ground floor, first floor and attic with commodious rooms – they say in Atia – a whole different concept is achieved, and every two-storeyed apartment will have a spacious terrace, a garage, a parking space, a garden  and a separate entrance. In the centre of the settlement there is a square with an object which will have basic contents, such as little stores and pharmacies. Inside the settlement there will be a new kindergarten.

What will be the price for the square meter of the apartment in Samobor Gardens, it is yet unknown, but, they say in Atia, the prices will surely be acceptable and match the requests of the domestic market.

In the centre of the settlement there will be a square with an object which will have stores and pharmacies, and inside the settlement there will be a new kindergarten.

THE ATIA GROUP
The Atia Group is present in the stock markets in Tel Aviv and London, and in Croatia it is present for the past five years, and they have so far finished two projects in Istria which value around eight million euro.
The company is specific because their points of interest in terms of investing are United States, Croatia and Israel. In the United States they have built a settlement in Las Vegas, and in Israel they have no realized and finished bigger investments yet.
