The biggest investment
The settlement that Atia Group calls Samobor Gardens will be the biggest investment in Croatia after they have previously invested around eight million euro in building villas on two locations in Pula. The company is quite specific because so far they directed their point of interest only into United States, Croatia and Israel. In United States they have built a settlement in Las Vegas, while they have not yet finished and realized their investments in Israel. The company has been listed in stock markets in London and Tel Aviv. The specificity of the new settlement in Samobor is a construction of semi-detached houses which will consist of 320 apartments whose size will vary between 110 to 180 square meters, and whose trademark, in the words of Mladen Poropat, manager for Croatia, will be green surfaces. Atia will, at the same time, while building the settlement, start the construction of the park, alleys, and every two-storied apartment will have its own garden. Samobor is with this new project becoming a place in which investor's want to make objects without utilizing the maximum coefficients of construction. Far smaller settlements from the project of the Atia group is building Top home on the other side of Samobor, and in the nearby Sveta Nedjelja HOTO Group has built the first settlement of closed type – HOTO villas. « The basic idea is to build a settlement in which there will be a more humane type of living. On the existing turf of 80.000 square meters we are building family houses which will in the total have 40.000 square meters of brut constructed surface. The park and the green areas we are going to build at the same time so they can be there as soon as the buyers come. With the construction of ground floor, first floor and attic with commodious rooms we are achieving a whole different concept. We want to build according to Samobor's urban matrix », says Mladen Poropat.
Prices so far a secret
Every two-storey house will have a garage, a parking space and a special entrance. What will be the price, it is yet unknown, because it will depend on the market. On the other side, in Atia Group they are convinced that the concept of a human life, far from city throng, but still in the nearby of the city, will always be of interest to the buyers. «The prices will definitely be acceptable, but the standards of construction and organization will be high», says Poropat. Still a quite young Atia group has decided to invest in Croatia bearing in mind the whole region, because they think that this market holds the highest potential. They are also planning to develop new projects in the country, and expansion throughout the region is not excluded. About the projects that have not yet entered a phase of construction or are not in the high stages of preparation they do not wish to discuss, but they will always stick to the same concept. « Our experience shows us that people always want to live in suburban, well connected and nicely organized settlements. Apartments in those settlements will always keep their price « said Darren Dunckel, the director of international business of Atia group.
